Personal Property Managers was founded by Nicholas and Joseph
Santoro. Joe has developed and pioneered specialty customer service
programs for commercial and residential property owners; as well
as for businesses, and consumers for over 20 years. Joe Santoro
has earned his Masters Degree from the University of Pennsylvania
and his Bachelors Degree from Seton Hall University. Joe has held
senior management positions with some of America's most admired
companies. Joe is a member of the National Association of the
Remodeling Industry, the Bucks County Association of Realtors,
the Central Bucks Chamber of Commerce, the Greater Philadelphia
Chamber of Commerce, a youth sports coach and a volunteer with
a number of Veteran support groups. Joe Santoro is also the co-founder
and the Executive Director of the Veteran
Owners Business Alliance.
Nicholas Santoro has distinguished
himself in personnel and project management, via a variety of
leadership roles he has excelled in while serving in the United
States Marine Corps. Nick brings integrity, a focus and attention
to detail that our clients come to rely on, in managing their
residential, investment,commercial and facility maintenance properties.
Nick is a decorated Marine Corps veteran who has been awarded
the Purple Heart for wounds suffered in the defense of freedom
in Iraq. Nick Santoro is also the co-founder and Board Member
of the Veteran
Owners Business Alliance. Nick is a volunteer in a number
of Veteran support organizations including the Semper Fi fund,
the Bob Woodruff Family Fund, Remind.org and has been award the
citizen of the year award from the Bucks County Chamber of Commerce.
Nick is a graduate of the EBV program for entrepreneurship for
Veterans with disabilities from the Whitman School of Management

Joe Falco is an accomplished
real estate professional, with over 15 years experience in financial
analysis and consulting. He is responsible for all aspects of
accounting and financial reporting for real estate investments.
Joe oversees the business management and financial reporting processes,
budgeting and ongoing profitability analysis. Prior to his current
responsibilities, he managed accounting and financial reporting
for equity real estate investments. He received is MBA in Finance
from St. Joseph’s University (Philadelphia) and has a dual bachelor's
degree in accounting and finance from Drexel University. Joe is
a co-founder of the Veteran Business Owners Alliance.
Scott Cooper is a registered
professional engineer with 30 years experience in project and
facilities management. During his tenure he has worked in all
aspects of the construction industry in both the public and private
sectors. Scott brings project management, PE and duties as an
owner’s representative to our team. Scott is a certified facility
operator and a professional contractor. He received his Bachelors’
of Science degree in engineering from the University of Pittsburgh.
Penny Santoro is an accomplished
property management professional. She brings experience as an
associate with one of America’s leading pharmaceutical companies
as well as her many years of experience with home owners associations,
condo associations and tenant management.
